Winfield Park
Lennar's cheapest new homes in Hutto, with the most price cuts on the feed and a tax rate that eats part of the saving.
Winfield Park is a Lennar community in Hutto with close to forty spec homes at any time, from about $210,000 for a three-bedroom to the high $340s for five bedrooms. Everything's Included pricing, weekly promotions, a clubhouse, park and pool, and an all-in tax rate of about 2.80%, the highest of Lennar's three Hutto communities.

The tax bill at Winfield Park
The builder feed shows a 2.80% combined rate. That gap over Hutto's base rate is the size of a MUD, so confirm the district and its bonds on WCAD before you sign.

No rate or cash tag on the feed in October; Lennar's lever here is price. Sixty-five price cuts on the feed in the thirty days to 22 Oct, the biggest $31,000 (105 Twins Trail, $318,999 to $287,999) and two homes cut $30,500 to $251,499. Lennar's weekly windows apply; ask what this week's sheet says.

My honest take
Winfield Park is where Hutto's new-build prices start. In October 2026 Lennar had three-bedroom homes here from about $210,000, which is the lowest number anywhere on this site, and it was cutting them hard: sixty-five price moves down in a month, several of $30,000 or more.
What I like. The entry price and the pace. Lennar builds in volume, prices weekly, and would rather cut a home than carry it. If you are under $300,000, you can buy a new house here with appliances and blinds included and close within weeks of completion.
What to watch. The tax rate. At about 2.80% all-in, Winfield Park is the most expensive of Lennar's three Hutto communities to hold, and the gap to Cotton Brook or Prairie Winds (2.16%) is roughly $135 a month on a $250,000 home. On the smallest plans the price difference is bigger than that, so the math still works; on the larger plans compare the all-in payment, not the list price. Confirm the district on WCAD and ask for the MUD notice.
Who this is for. First-time buyers and anyone whose ceiling is under $300,000, who want a finished home as-is and can move when the right spec is tagged.
My tour routine here. I walk in with you the first time; Lennar's registration rule is strict. We look at the homes cut in the last ten days first, then this week's tagged homes, and I bring the Cotton Brook and Firefly Pointe numbers so you can see the three side by side.
Questions about Winfield Park
Why is Winfield Park so much cheaper than Cotton Brook?
Smaller plans, smaller lots and a higher tax rate. The entry homes are 1,400 sq ft three-bedrooms from about $210,000. At 2.80% all-in, a $250,000 home carries about $580 a month in property tax before any homestead exemption, roughly $135 a month more than the same price at Cotton Brook or Prairie Winds.
Is there a MUD?
The builder feed lists no district, but the 2.80% combined rate is about 0.8 points above Hutto's base rate, which is what a MUD looks like. Ask for the MUD notice to purchasers before you sign; Texas law requires it.
Are any homes move-in ready?
On 22 Oct 2026, none were finished; the earliest completions were dated 9 November 2026 and the latest February 2027. That is normal for Lennar, which sells homes a few weeks before completion.
Does Lennar pay buyer's agents here?
Yes, 3% at the time of writing, but only if the agent registers in person with the buyer on the first visit. If you walk in alone first, Lennar treats you as unrepresented. Email me before you go.
