I live in Pflugerville and I work the new-construction communities here and in Hutto every week: Blackhawk, Carmel, Lakeside Meadows, Flora, Prairie Winds and the rest.
I know which builders are cutting specs this month, which sales offices will put a rate offer in writing, and which communities carry a MUD that quietly adds $200 a month to the payment. That is the information this site exists to give you before the drive out.
Builders budget a buyer's-agent fee into every home and pay it at closing whether or not you use one. Let me be your agent: register me before your first visit and it costs you nothing.

What I do, and what I don't
The person in the model home works for the builder. I don't.
I set up the appointment and meet you at the model.
APR, close-by date, which lender, what was cut from the spec.
The builder's lender does. I make sure you compare it with an outside quote.
