Prairie Winds
Meritage and Trophy Signature homes from the low $300s with a 2.16% tax rate and the most dated, quotable rate offers in Hutto.
Prairie Winds is a Hutto community built by Meritage Homes and Trophy Signature Homes, with 80-plus homes on the agent portal in October 2026 (about 40 ready or nearly ready). Plans run 1,363 to 3,594 sq ft, prices from about $316K to $517K, and the combined tax rate is about 2.16%, with no MUD on builder data. Both builders were running rate programs with real dates in the fall.

Meritage: 4.49% rate plus $10,000 on select homes (ask whether it is the 5-year fixed or a permanent rate, and for the APR). Trophy: 3.99% tagged on select homes (September's offer was a 5.25% fixed at 5.55% APR plus free appliances; verify which product this is). Both are dated windows that roll monthly.

My honest take
Prairie Winds is my value pick in Hutto: the same Samsung-friendly location as Flora, two builders with dated and quotable offers, and a tax rate about 0.8 points lower because there is no MUD. That gap is worth more per month than the difference between the two builders' rate specials.
What I like. Inventory and competition. Eighty-plus homes, forty of them ready, two builders side by side. Meritage's energy package genuinely lowers utility bills; Trophy's plans are larger for the money. Both were tagging rate offers in October, and both put dates on them.
What to watch. The rate products. Meritage's "4.49%" and Trophy's "3.99%" tags are not the same thing: one may be a five-year fixed, the other a 2/1 buydown or a fixed with points. Until you have the APR and the product name in writing, treat them as headlines. The HOA is modest but the amenity set is modest too; if you want a gym and a resort pool, that is Flora.
Who this is for. Buyers in the $320K to $500K range who want the lowest payment in south Hutto and care more about the monthly number than about amenities.
My tour routine here. Meritage model, Trophy model, then the ready homes tagged with offers. Two rate sheets, two APRs, one comparison on all-in monthly payment.
Questions about Prairie Winds
Why is Prairie Winds' tax rate so much lower than Flora's?
No MUD. Builder data shows about 2.16% here versus about 2.95% in Flora. On a $400,000 home that is roughly $260 a month, which is the price of Flora's clubhouse and gym.
Which builder is cheaper, Meritage or Trophy?
Trophy starts lower ($316K vs. $327K) and has more ready homes; Meritage goes higher and includes its energy package (spray-foam insulation, high-efficiency HVAC) as standard. Compare the specific home's all-in payment, not the start price.
Is Meritage's 4.49% a fixed rate?
Ask. Meritage has used both a 5-year fixed (then adjustable) and permanent buydowns in 2026. The sales rep's rate sheet will say; the website tag will not. Get the APR either way.
What are the HOA dues?
About $50 a month for the pool, clubhouse and park.
How is the Samsung Taylor commute?
Roughly 15–20 minutes by FM 1660 to US 79, similar to Flora.
