Cotton Brook
Lennar's four-bedroom community in Hutto, at Prairie Winds' tax rate and a step below its prices.
Cotton Brook is a Lennar community in Hutto where every home is a four-bedroom, from about $316,000 to the high $420s, half one-story and half two-story, with a pool, playground, basketball court and trails. My honest take
Cotton Brook is the Lennar community I would send a family to. Every home is a four-bedroom, half of them one-story, the tax rate is Hutto's plain 2.16%, and the amenities (pool, playground, courts, trails) are real rather than a sign at the entrance.
What I like. The payment math against Prairie Winds next door. The two communities share a tax rate, so the comparison comes down to price and incentive. In October 2026 Cotton Brook's four-bedrooms started around $316,000 after a month of cuts, while Prairie Winds' equivalents carried rate tags instead. A $24,500 cut on a $355,000 home is worth about the same over seven years as a half-point rate buydown, and it is yours whichever lender you use.
What to watch. No finished homes on 22 Oct; completions were dated from November into February, so plan a 30- to 90-day close. Lennar's weekly windows mean the offer you read about last week may be gone. And every plan is a four-bedroom, so if you need three, this is not the place.
Who this is for. Buyers between $320,000 and $430,000 who want four bedrooms, a normal tax rate and amenities, and who can wait a few weeks for completion.
My tour routine here. I register with you on the first visit, we see the cut homes first, then I walk you over to Prairie Winds the same afternoon so you can compare the rate offer with the price cut on the same day.
Questions about Cotton Brook
How does Cotton Brook compare with Prairie Winds?
Same tax rate (about 2.16%), similar amenities, and Lennar's Everything's Included pricing against Meritage's and Trophy's rate programs. In October 2026 Prairie Winds had the rate tags (3.99% and 4.49% on select homes) and Cotton Brook had the price cuts. Which is better depends on whether you want a lower price or a lower payment; I will run both.
Are there any three-bedroom plans?
Not on the feed in October 2026; all 23 homes were four-bedroom, from 2,060 sq ft. If you want smaller, look at Firefly Pointe or Winfield Park.
Is there a MUD?
Builder data shows none and a combined rate of about 2.16%, which is Hutto's base plus the normal entities. Ask the title company whether the lot carries a PID assessment anyway.
Does Lennar pay buyer's agents here?
Yes, 3% at the time of writing, but only if the agent registers in person with the buyer on the first visit. If you walk in alone first, Lennar treats you as unrepresented. Email me before you go.
