Cross Creek
Meritage's 450-home community at US 79 and FM 1660, now in its final sections, with a 2.16% tax rate and a 3.5-acre central park.
Cross Creek is a Meritage Homes community in Hutto at Highway 79 and FM 1660, started in 2019 and now selling its last sections. It has two plan series (The Meadows, 1,348–2,594 sq ft, and The Hills, 1,792–2,981 sq ft), a pool, splash pad and a 3.5-acre central park, and a combined tax rate of about 2.16% for 2024. As a close-out it has limited choice and a motivated builder.

My honest take
Cross Creek is the established, no-MUD, Samsung-adjacent option in Hutto. The park and pool are built, the tax rate has already fallen to about 2.16%, and Meritage is working through the last sections, which is the moment a builder is most flexible on price.
What I like. The rate and the park. Meritage's energy package (spray foam, efficient HVAC) is standard, which matters more in a 2,500 sq ft two-story than buyers expect. And in a close-out, the sales office has a quota to finish and a date to hit.
What to watch. Choice is limited and the website is stale in close-out; the only reliable inventory list is from the sales office on the day. Meritage's rate offer changes monthly and is unpublished in some months, so the written sheet with an APR is the only version that counts.
Who this is for. Buyers in the $300K to $450K range who want an established neighborhood with no MUD and are fine picking from the last few homes.
My tour routine here. Call ahead for the live inventory list, then tour what is left with days-on-market and the current program sheet in hand.
Questions about Cross Creek
Is Cross Creek still selling new homes?
In its final sections as of fall 2026. Resale homes in the community are also available and provide real comps for whatever the builder has left.
What is the tax rate?
About 2.16% for 2024 on public data, down from 2.56% in 2021 as district rates fell. No MUD shows on builder data.
Is Meritage's rate offer fixed?
It varies month to month: a 3.99% five-year fixed through September, then an unpublished below-market rate in October. Ask for the product name and APR on the sheet.
What are the HOA dues?
About $45 a month, covering the pool, park and common areas.
Why consider a close-out community?
Built amenities, mature landscaping, resale comps, and a builder that wants to finish. The trade-off is you pick from what is left rather than from a lot map.
