My honest take

Brooklands is on this site because the numbers are public, not because you can walk through it yet. On 22 October 2026 CastleRock had nine plans priced from about $295,000 to the high $380s and nothing finished.

What I like. The price band and the plan sizes. A 2,574 sq ft four-bedroom under $390,000 is competitive with Lennar's Cotton Brook, and CastleRock's one-story plans start at 1,355 sq ft, which is rare under $300,000 in Hutto. At about 2.35%, the tax rate sits between the plain Hutto communities and the MUD ones.

What to watch. Everything a to-be-built contract carries: a long wait, rate exposure, and incentives that may not apply to builds. First-phase communities also change: amenities arrive late, and the tax rate can move once a district starts issuing bonds. Confirm the taxing entities on WCAD and ask what is planned.

Who this is for. Patient buyers under $390,000 who want to choose a lot and are happy to be early.

My tour routine here. Sales office, lot map, written incentive terms for builds, and the lender's long-lock pricing. I would also walk you through Cotton Brook the same day so you have a finished Lennar home to compare the plan against.

Questions about Brooklands

Can I see a finished home?

Not on 22 Oct 2026; the feed showed plans only. Ask the sales office whether a model is open and which lots are released.

Why list a community with nothing built?

Because the prices are set and the plans are real, and a buyer who contracts early in a community sometimes gets the best lot and the first-phase pricing. The trade is a long wait and exposure to rates between contract and closing.

What is CastleRock?

A Houston-based builder active across Texas, with a reputation for value plans in the $300,000s. I have not closed with them in Hutto; ask me for references in other Austin-area communities.
