The Grove at Blackhawk
Six builders, 50' to 70' lots and the deepest spec-home price cuts in Pflugerville this fall.
The Grove is the newest section of Blackhawk, the big master-planned community off Rowe Lane and Weiss Lane on Pflugerville's east side. Coventry, Chesmar, Scott Felder, Saratoga, GFO and Caledonia are all building, mostly four- and five-bedroom homes from the mid $400s to the low $700s. It is where the aged-inventory discounts are right now, and it carries a MUD.

My honest take
The Grove is the part of Blackhawk still under construction, and in fall 2026 it is the single best place in Pflugerville to buy an aged spec at a discount. Nine of Scott Felder's twelve finished homes, fifteen of Chesmar's and most of Coventry's have had their last price move down, several by $50,000 or more. Builders here are carrying completed inventory into the holidays and they would rather pay to move it than hold it.
What I like. The lots are real (50' to 70', not 40'), the amenity package is the best on Pflugerville's east side, and the price band ($450K to low $700s) gets you a four- or five-bedroom with a three-car garage that would cost $100K more in Round Rock. Six builders in one community means you can play them against each other without changing school zones.
What to watch. Two things. First, the MUD: about 0.45 points on top of the base rate, 20-plus years remaining, roughly $200 a month on a $500K home. Compare the Grove against Lakeside Meadows (2.19%) on monthly payment, not price. Second, the rate offers here are the most volatile in town. Chesmar's 4.999% has appeared and vanished three times since July; Coventry's 2/1 buydown expired and was replaced by a higher permanent rate. If the sales office won't print the window dates, it isn't an offer yet.
Who this is for. Buyers in the $500K to $650K range who want space and amenities, can close within the builder's window (often 30 to 60 days on a finished home), and are comfortable with a county MUD. Not ideal if you need the lowest possible payment for the price; see Lakeside Meadows or Meadowlark Preserve for that.
My tour routine here. Model row first (Coventry and Scott Felder models are next to each other), then the specific cut specs on Judys View, Helens Catch and Joyce Erna Lane. Bring the appraisal-district estimate of the all-in rate and ask each rep to confirm their incentive terms on paper before we leave.
Questions about The Grove at Blackhawk
Is The Grove at Blackhawk in a MUD?
Yes. Blackhawk sits outside Pflugerville's city limits and is served by a Travis County municipal utility district, which is why the all-in rate on builder data is about 2.6% instead of the city's roughly 2.1%. On a $550,000 home that half a point is about $230 a month.
Which Grove builder has the best deal right now?
It changes monthly. In October 2026 Coventry had the biggest cuts on finished homes and a permanent-ish 4.99% on select ones; Chesmar had the longest close-by window on a fixed rate. Scott Felder's banner rate is unquotable until a sales rep puts the terms in writing. Ask for the APR and the close-by date on every offer.
What are the HOA dues in Blackhawk?
Roughly $55 a month for the master association; some Grove sections carry a separate sub-association. The builder's sales rep has the current budget.
Which schools does The Grove at Blackhawk feed?
Pflugerville ISD. Most of Blackhawk is zoned to Rowe Lane Elementary, Cele Middle and Weiss High; the district has opened new campuses on the east side and zones shift.
Is the golf course included?
No. Blackhawk Golf Club is a public course next to the community; residents pay normal rates. The community amenities (pool, clubhouse, trails) are the HOA's.
