Lisso
Taylor Morrison's newest Pflugerville community off Wells Branch Parkway, the best-located one on this list for Domain commuters.
Lisso broke ground in 2023 on Pflugerville's west side, off Wells Branch Parkway near the Pflugerville Parkway corridor. Taylor Morrison builds exclusively, on 40', 50' and 60' lots, with plans from about 1,514 to 2,952 sq ft and quick-move-in homes from the high $370s. Tax rate about 2.13%, HOA $195 a quarter, and a pool with a beach entry.

My honest take
Lisso is the location pick. Everything else on this list is on Pflugerville's east side or in Hutto; Lisso is on the west side off Wells Branch Parkway, which puts the Domain about 15 minutes away and takes the Samsung-Taylor commute off the table. If you work in north Austin, start here.
What I like. No MUD, a reasonable HOA, a real pool, and Taylor Morrison's build quality is a notch above the volume builders. Their rate offer was a true fixed 4.99% (5.07% APR), not a temporary buydown, with a bought-down first year on top.
What to watch. That offer's box: 780 FICO, 20% down, conventional only. Plenty of buyers do not fit it, and the FHA crowd will get a better rate deal at Carmel or Villas at Rowe. The community is also one builder, so there is no one to play them against; your leverage is the aged quick-move-in specs that were marked down in September, not a competing builder across the street. October terms were not on the site when I last checked, so I confirm with the sales office before every tour.
Who this is for. Buyers in the $380K to $520K range with strong credit and a real down payment who commute toward the Domain, Tech Ridge or downtown and want a smaller, quieter community.
My tour routine here. Model, then the quick-move-in list sorted by days on market. Ask for the current incentive sheet in writing and the PID status from the title company.
Questions about Lisso
Where exactly is Lisso?
West Pflugerville, off Wells Branch Parkway between I-35 and the Pflugerville Parkway corridor. It is the closest community on this site to the Domain, Tech Ridge and I-35.
Is there a MUD or PID?
Public listing data shows a combined rate of about 2.13% for 2023, which is the city's base rate and implies no MUD. Ask the title company whether the lot carries a City of Pflugerville PID assessment.
What does Taylor Morrison's 4.99% offer require?
In September 2026: conventional loan through TM Home Funding, 780 credit score, 20% down, a minimum loan amount, and closing inside the window. That is a tighter box than most builders' FHA offers. The first year was bought down to 3.99%, then 4.99% fixed.
What are the HOA dues?
$195 per quarter, about $65 a month, covering the pool, pavilion and common areas.
Can you still buy a to-be-built home or only quick move-ins?
Both as of fall 2026; the rate offers were on quick-move-in homes only. To-be-built homes get the design studio but usually not the rate special.
