Meadowlark Preserve
Lennar's biggest Pflugerville spec pile, with weekly price cuts and the cheapest new four-bedroom in the city.
Meadowlark Preserve is a Lennar community in Pflugerville with more than 40 completed or near-complete homes for sale at any given time, from the low $280s to the low $390s. Lennar's "Everything's Included" model means fewer upgrades to buy, a weekly promotion calendar, and a tax rate of about 2.19%. It is the volume play on this list.

Lennar runs a new window every week. Recent weeks: up to $20,000 off tagged homes (cash, close by 23 Oct), an FHA 5/1 ARM at 3.50% for two weeks in September, and 3.99% fixed in late August. The current week's sheet is only reliable from the Welcome Home Center; the public promo page lags.

My honest take
Meadowlark Preserve is the community I check every Monday, because Lennar posts a new promotion each week and cuts specific addresses every few days. In October 2026 it had the cheapest four-bedroom new build in Pflugerville (under $285K for 1,800 sq ft).
What I like. The price-to-tax-rate combination. At 2.19% all-in and prices starting in the low $280s, the monthly payment here undercuts Carmel's Starlight homes even when the list price is similar. Everything's Included means the number you see is close to the number you pay; there is no $30K design-center surprise. And with 40-plus finished homes, you can close in 30 days.
What to watch. Lennar's offers are weekly and the website lags them. The late-September windows were cash only ($20K off tagged homes); the September ones were 5/1 ARMs, which are a five-year discount, not a fixed rate. Decide what you want (a lower price or a lower rate) before the sales rep decides for you. Also, the lots are 40' to 50' and the plans are two-story at the lower end; if you need a one-story four-bedroom, say so early.
Who this is for. Buyers under $400K who want the lowest payment, are fine with a finished home as-is, and can move fast when the right spec gets tagged. Investors are not welcome in most Lennar windows (owner-occupied only).
My tour routine here. I have to walk in with you the first time; Lennar's registration rule is strict. We look at the tagged homes for the current week first, then anything cut in the last ten days.
Questions about Meadowlark Preserve
Why does Meadowlark Preserve have so many homes for sale?
Lennar builds spec homes in volume and prices them weekly to keep inventory moving. Forty-plus homes for sale is normal here, not a warning sign. It does mean the builder is rarely emotionally attached to any one house.
What does 'Everything's Included' mean?
Lennar prices the home with the finish package already in: appliances, blinds, and the standard upgrades other builders sell separately. There is no design-center visit. The trade-off is you cannot customize; you pick a finished home.
Does Lennar pay buyer's agents?
Yes, 3% at the time of writing, but only if the agent registers in person with the buyer on the first visit. If you walk in alone first, Lennar treats you as unrepresented. Email me before you go.
Is there a MUD?
Builder data shows none and a combined rate of about 2.19%. Pflugerville has used PIDs in some in-city communities, so ask the title company whether this lot carries an assessment.
Are Lennar's rate offers fixed or ARMs?
Both appear. Late-summer windows had a 3.99% fixed; September windows were 5/1 ARMs at 3.50%; late September and October were cash only ($20K off). Ask which one is on the table this week and get the APR.
