Rolling Glen
Ashton Woods and Starlight in Hutto from the low $270s, no MUD on builder data, and the lowest entry price in this guide after Lennar's.
Rolling Glen is an Ashton Woods community in Hutto with both of the company's brands: Starlight (entry-level, appliances included, from about $270K) and Ashton Woods (50' lots from the mid $350s). The combined tax rate on builder data is about 2.16%, there is a pool and playground, and both brands were tagging rate offers in October 2026.

Ashton Woods: 3.99% plus $6,500 tagged on select homes (likely an FHA 2/1 temporary buydown; verify the product and APR). Starlight: appliances included on every home, rate offer 'ask' on the agent portal; Starlight's fall offers elsewhere were FHA 5/1 ARMs.

My honest take
Rolling Glen is where I send budget-first Hutto buyers who want a single-family home with a yard under $300K and do not want Flora's tax rate. Starlight's appliance-included pricing and the 2.16% rate make the monthly number hard to beat outside of Lennar's communities.
What I like. The entry price with no MUD. A $275K Starlight home at 2.16% carries roughly $495 a month in tax escrow; the same price in Flora would be about $675. Ashton Woods' section gives you the design-studio route if you want to choose finishes, inside the same neighborhood and schools.
What to watch. The offers are headlines until the rep prints them. Ashton's "3.99%" has been a 2/1 temporary buydown everywhere else this year, which is worth about $8–9K in cash and resets in year three. Starlight's rate offers have been 5/1 ARMs. Neither is bad, but neither is a 30-year fixed, so compare them to Prairie Winds' and Tri Pointe's fixed-rate offers on APR. The amenity package is small.
Who this is for. Buyers under $350K who want a detached home, will take a modest amenity set, and would rather have a low tax rate than a clubhouse.
My tour routine here. Starlight model, then the ready specs under $320K, then Ashton Woods' model. One question for each rep: fixed, buydown or ARM, and what is the APR?
Questions about Rolling Glen
What is the cheapest new home in Rolling Glen?
Starlight homes started about $270,500 on 22 Oct 2026 for a 1,402 sq ft three-bedroom with appliances included. Only Lennar's Firefly Pointe and Winfield Park in Hutto start lower.
Is there a MUD?
Not on builder data; the combined rate shows about 2.16%.
What is the difference between Starlight and Ashton Woods here?
Same parent company. Starlight is the entry brand: smaller lots, fixed finish packages, appliances included, lower prices. Ashton Woods is the main brand with a design studio and bigger lots. Both share the amenities.
Is Ashton Woods' 3.99% a real fixed rate?
In Pflugerville and elsewhere in 2026 Ashton's 3.99% was an FHA 2/1 temporary buydown (3.99% year one, 4.99% year two, then about 5.99%). Confirm the product and APR here before comparing it to a fixed rate from another builder.
What are the HOA dues?
About $45 a month.
