Heritage Mill
DRB's to-be-built community on Hutto's south side, mid-priced plans with a MUD-sized tax rate.
Heritage Mill is a DRB Homes community in Hutto sold mostly from plans, three to five bedrooms from about $300,000 to the mid $470s, 1,400 to 3,400 sq ft, with a park and pool. The builder feed shows an all-in tax rate of about 2.72%, which is a district rate on top of Hutto's base, and only a handful of inventory homes at any time.

The tax bill at Heritage Mill
The builder feed shows a 2.72% combined rate. The gap over Hutto's base rate is the size of a MUD; confirm the district and its outstanding bonds on WCAD and ask for the MUD notice.

Incentives as of 2026-10-22
Nothing tagged on the feed in October and one price cut ($5,000 on 301 Outhaul Drive to $424,990). DRB's incentives are quoted at the sales office per plan; in Flora its offers in the fall were on inventory homes, so ask whether a to-be-built contract carries any credit at all.

My honest take
Heritage Mill is a to-be-built community, which changes the shopping. The finished homes you can walk through are few; most of what is for sale is a plan on a lot with a completion date months out.
What I like. The range. Plans run from a 1,400 sq ft three-bedroom around $300,000 to a 3,400 sq ft five-bedroom in the mid $470s, and because you are buying a build rather than a spec, you choose the lot, the elevation and the finishes. DRB's quality in Flora has been good, and its sales office there was willing to negotiate on inventory.
What to watch. Two things. First, the tax rate: at about 2.72% all-in the feed is telling you there is a district here, so confirm the MUD and its bonds before you sign. Second, to-be-built contracts: the builder's incentives in this area have mostly been on inventory homes, and a build contract exposes you to rate movement between contract and closing. Ask whether the lender will lock for the build period and what it costs.
Who this is for. Buyers who want to choose their lot and finishes and can wait six months or more; buyers between $300,000 and $475,000 who prefer a one-builder community to Flora's nine.
My tour routine here. Model first, then the inventory homes with November completions, then the lot map. I ask for the written incentive sheet for builds, the MUD notice, and the lender's long-lock terms before we talk price.
Questions about Heritage Mill
Why are there so few finished homes?
Heritage Mill is being sold from plans. On 22 Oct 2026 the feed showed 19 plans and 4 inventory homes, all with November completions. If you want to move in within 60 days, Flora's DRB section had more finished homes; if you want to pick a lot and finishes, this is the place.
What does the 2.72% rate mean in dollars?
About $115 a month more than Cotton Brook or Prairie Winds on a $350,000 home, and about $50 a month less than Flora. Confirm the district on WCAD; the feed does not name it.
How does DRB compare with Lennar on price?
DRB's plans here start about $300,000 for 1,400 sq ft and run to the mid $470s for 3,400 sq ft, which overlaps Cotton Brook. DRB sells options and a design-center visit; Lennar sells the home finished. Compare the final number, not the base.
