Sorento
An established master plan on Pflugerville Parkway with D.R. Horton and Pacesetter, where the remaining new homes are the last ones.
Sorento is a master-planned community on Pflugerville's east side along Pflugerville Parkway. Emerald Homes sold out; D.R. Horton and Pacesetter Homes are building the final sections. Homes run from the low $300s (Pacesetter's smaller plans) to the $500s, the HOA varies by section, and the combined tax rate was about 2.33% for 2024. Treat it as a close-out: fewer choices, more motivated builders, and resale comps already in the neighborhood.

No community-specific offer confirmed. D.R. Horton metro-wide: FHA 30-year fixed at 4.50%–4.99% on select inventory with contract-by and close-by dates that roll monthly. Pacesetter: 4.99% FHA/VA/USDA and up to $10K closing on contracts in its window. Close-out sections are where builders negotiate price on the last few homes.

My honest take
Sorento is the established option: the pool is built, the trees have grown, and there are resale sales to tell you what the homes are actually worth. That last point matters more than buyers think. In a brand-new community, the only comps are the builder's own prices.
What I like. The all-in rate (about 2.33%) is meaningfully under Carmel's 2.65% a mile east, and Pacesetter's smaller plans give you a new single-family home in the low $300s. Close-out sections are where builders quietly accept offers under list on the last few homes, because the sales office is about to close.
What to watch. Choice. You are buying what is left, not picking a lot. The PID assessment is a flat annual amount that does not show in the rate; get the balance from the title company and add it to the payment. And the HOA ranges widely by section ($75 to $173 on public listings), so confirm the exact dues for the address.
Who this is for. Buyers in the $330K to $500K range who want an established neighborhood with built amenities and are willing to trade choice for negotiating leverage.
My tour routine here. Confirm with each sales office what is actually left (inventory on the websites is stale in close-out), then tour the remaining specs with their days-on-market in hand.
Questions about Sorento
Is Sorento still selling new homes?
As of fall 2026, yes, in its final sections by D.R. Horton and Pacesetter. Emerald Homes has sold out. When a community is closing out, the builder wants to finish and leave, which is usually good for the buyer's negotiating position.
Why do HOA fees vary so much in Sorento?
Different sections have different budgets and some include extra services. Public listings show $75 a month in some sections and $173 in others. Ask for the exact section's dues before you compare.
Does Sorento have a PID?
Yes, a City of Pflugerville Public Improvement District. The assessment appears on the tax bill as a flat annual amount with a payoff balance; it is separate from the 2.33% rate. The title company can give you the lot's balance.
How does Sorento compare to Carmel next door?
Sorento is established (amenities built, trees in, resale comps available) with fewer new homes left; Carmel is brand new with more inventory and bigger first-year discounts but a higher tax rate (about 2.65% vs. 2.33%). On payment, Sorento usually wins at the same price.
Which schools?
Pflugerville ISD: Carpenter Elementary, Bohls Middle and Weiss High for most of the community.
